We recently announced our exciting custom build collaboration with Mole Architects and can now announce that the first project is live.
Under the Kiss Custom brand, Kiss House and Mole Architects are offering an end-to-end custom build package at the newly launched Orchard Farm self-build development in Kent.
The Kiss House and Mole Architects collaboration offers self builders a streamlined, end-to-end package for the design, construction, and delivery of their home. The homes we create will marry the highest design, performance, and sustainability standards, along with a reduced completion timeline due to the homes being manufactured in controlled off-site conditions in the UK. Furthermore, they will benefit from low running costs by being Passivhaus certified — in fact we can guarantee zero running costs for 5-years through Octopus Energy for eligible designs.

Orchard Farm, on the edge of Kennington in Kent, south-east England, provides an incredible opportunity for anyone wishing to create their own home. It is a development specifically for would be self-builders.
The site developers, Steenvlinder and Urbanise, have taken the site through planning and are offering 122 plots with planning consent under a plot passport (or design guide scheme), to would-be self-builders. Orchard Farm location
On the northern edge of Ashford, Orchard Farm is just five miles from the historic village of Wye. It has excellent transport connections and is only two miles from the centre of Ashford, making it only 38 minutes by fast train to St Pancras station in London. Transport links to Europe are excellent with the Eurotunnel and ferry links also close by. Better still it is situated in the Kent Downs Area of Outstanding Natural Beauty and has great amenities including shops, pubs, and restaurants only a short walk away. There are even good schools in the local catchment area. Gentle hills, fertile farmland and cultivated country estates with fruit-filled orchards cover the area which is known as the Garden of England.
Orchard Farm Masterplan
The masterplan for the Orchard Farm development has been informed and inspired by the landscape, buildings and building materials of East Kent. The 5.7-hectare site has a landscape first approach and will be much greener than most other new build developments and has been inspired by four themes; Living with Nature, Share and Connect, Active Landscape and Homes for All. The homes on the site will be arranged around courtyards and a new, communal orchard will be planted at the heart of the development.
